The first step to becoming a homeowner is completing your application for a home loan. Most seller agents won't show a house without a preapproval letter. Let's get you pre-approved so that you can find your dream home and put in an offer on the spot!!

By completing the borrower authorization, you are giving both me and Ocean Capital Lending authorization to verify any information that you provide during the home loan application process. An example of why we need this is employment and income verification.

Required Documentation for Mortgage Applications

Once You Complete Both Steps Above, Gather the Following:
(You may email/fax or upload the documents in your online application)


  • Copy of Driver's license/ID and SS card (2 forms of ID)
  • Last 2 years personal tax returns (1040s) with all schedules and all pages
  • Last 2 years W2/1099 forms for all employers
  • Last 30 days pay stubs for all employers
  • Last 2 months bank statements (all pages) - verification of down payment and closing costs.


Receiving Social Security, Disability, Veteran Benefits, or Retirement Income?

  • Last quarterly retirement statement (all pages)
  • Social security award letter from SSA.gov
  • Veterans administration (VA) benefits statement
  • Award letter for disability benefits
  • Last 2 months bank statements (all pages) showing deposits for benefits


Are you a current homeowner? I will need these whether or not you plan on keeping your primary residence:

  • Most recent mortgage statement
  • Homeowners Insurance Declarations Page
  • Copy of Survey for current home
  • Copy of title insurance policy

Meet Your Mortgage Loan Assistant


Cynthia will help you gather all the docs you need to apply for your loan. Once you are ready, she will schedule an appointment for you with Cheryl. From there, Cheryl will go over your financing options, interest rates, loan terms and more. Once you select the loan that works best for your financial situation, you will again work with your loan assistant, Cynthia, to get everything together for the loan processor and underwriter! Once everything is ready, she will transfer you back to Cheryl for closing!

Meet Your Mortgage Loan Officer


Cheryl will help get you pre-approved for the best terms and at the best rate possible for your financial profile. Once she reviews your documents, she will set to work shopping for the lender that works best for you. Unlike banks or online lenders, she has access to hundreds of loan products! Once you have received preliminary approval for your loan, she will transfer your file back to Cynthia, who will help you work with the processor and underwriter to finalize your loan documents and get ready for closing day!
